1. Introduction

These Terms and Conditions govern your use of the Santa Rosa Beach Vacation Rental website and all bookings made through our services. By accessing this website or making a reservation, you agree to be bound by these terms in full. If you do not agree with any part of these terms, please do not use our website or services.

2. Booking Terms

Reservations may be made directly through our website or via third-party platforms such as Vrbo. All guests must be at least 25 years of age to book a property. Santa Rosa Beach Vacation Rental reserves the right to require government-issued photo identification for verification purposes prior to or upon check-in.

A deposit and/or full payment is required to confirm your reservation. Payment terms and amounts vary by property and booking method. By completing a reservation, you acknowledge and agree to abide by all applicable house rules for the booked property. House rules are provided prior to check-in and are considered part of these Terms and Conditions.

3. Cancellations & Refunds

Direct Bookings:

  • Cancellations made 30 or more days before the scheduled check-in date will receive a full refund minus a processing fee.
  • Cancellations made less than 30 days before the scheduled check-in date are non-refundable.

Third-Party Bookings:

  • Reservations made through third-party platforms (e.g., Vrbo) are subject to the cancellation and refund policies of those respective platforms. Please refer to the platform through which you booked for specific terms.

No refunds will be issued for early departures, no-shows, or cancellations due to weather conditions. We strongly recommend purchasing travel insurance to protect your investment.

4. Guest Responsibilities

All guests are expected to treat our properties with care and respect. By booking, you agree to the following:

  • Occupancy: You must respect the maximum occupancy limits posted for each property. Exceeding the stated limit is prohibited.
  • No Parties or Events: Parties, gatherings, and events of any kind are strictly prohibited unless expressly authorized in writing by Santa Rosa Beach Vacation Rental.
  • Damage Reporting: Any damage to the property or its contents must be reported promptly. Guests may be held financially responsible for damages beyond normal wear and tear.
  • No Indoor Smoking: Smoking inside any rental property is strictly prohibited.
  • Pet Policy: Pets are permitted only in designated pet-friendly properties, with prior approval and payment of an applicable pet fee. Unauthorized pets may result in additional charges.

Violation of any of these responsibilities may result in immediate eviction without refund.

5. Use of Website

You agree to use the Santa Rosa Beach Vacation Rental website only for lawful purposes. You may not:

  • Scrape, crawl, or use automated tools to extract data from this website without prior written consent.
  • Distribute spam, malware, or any harmful content through or in connection with this website.
  • Attempt to gain unauthorized access to any part of this website, its servers, or any connected systems.

6. Limitation of Liability

Santa Rosa Beach Vacation Rental is not liable for any personal injury, theft, or loss of personal belongings that may occur during your stay. Guests use all property amenities — including but not limited to pools, outdoor areas, grills, and beach equipment — at their own risk.

We strongly recommend that all guests obtain travel insurance prior to their trip to cover unforeseen circumstances including trip cancellation, interruption, medical emergencies, and personal property loss.

7. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida. Any disputes arising from or relating to these terms or your use of our services shall be subject to the exclusive jurisdiction of the courts located in Walton County, Florida.
